The " neigbourhood effect " will serve to devalue the house so that it is worth less than what has been invested in it.

Given these differences in costs (which we write about much more extensively in The Index Investor), the manager of an active fund must consistently achieve substantially higher gross returns (before expenses, trading costs, and taxes) than the index fund if it is to deliver better after tax returns to investors over the long term.
They also tend to trade more often than index funds, which generates higher tax liabilities for investors (assuming the fund is held in a taxable account).
In contrast, an index mutual funds has to be purchased either through a broker or directly from the company that manages it (we cover the differences between these two types of index funds in more detail in The Index Investor).
